Studio Archifiction designed Ek-Pay’s 2,500 sft office in Mohakhali DOHS for a fast-growing FinTech team. The plan supports 32 workstations and one meeting room. We delivered handover in two months from site start. Ek-Pay wanted quiet focus desks, faster team flow, and a cleaner daily setup. We led the work from concept to handover. We ran a turnkey delivery process with clear sign-offs, vendor sequencing, procurement coordination, snag closure, and a handover checklist.
What made this project hard
The main pressure came from constant budget-based design changes. Each change affected layout, finishes, and build steps. We kept control by locking one zone at a time. We showed two or three options with clear cost impact. We then froze the choice and moved forward.
Material entry added another layer of risk. Mohakhali DOHS checks new items strictly. Gate passes and entry slots take time. We reduced delays by batching deliveries, sending item lists early, and booking entry windows around the work plan. This kept the site moving and reduced dead time.
Design ideas, used for real work
We used modern office design ideas with one rule. Every zone must have a clear purpose. We planned flexible workstations for daily tasks. We added small lounge seats for quick talks.
