Small-floor warning: These figures are straight-multiplication planning ranges. Because the rate tends to rise below about 500 sft, a 300 sft office may sit toward the upper end. The final figure still requires a defined BOQ.

Small offices have a cost paradox. Below about 500 sft, necessary work is concentrated into less area, so the rate per sft tends to rise. Above about 3,000 sft, repeated work can ease the rate.

Large corporate and government floors: 5,000 sft and above
Above about 3,000 sft the rate per sft tends to ease. One reception, one set of drawings and one supervision team are carried by far more area, and repeated workstation bays are priced more efficiently than one-off rooms.
For a 7,500 to 10,000 sft floor, Studio Archifiction's planning figure from delivered institutional and corporate projects is roughly BDT 2 to 2.4 crore. Straight multiplication of the band would give BDT 1.35 to 3.5 crore for the same sizes, so the planning figure sits inside the band. It is a planning figure, not a quotation, and it assumes a defined BOQ.
Studio Archifiction has delivered office floors for a2i, UNDP, UNCDF, the Planning Commission and the Prime Minister's Office. The 7,600 sft a2i floor at Daak Bhaban, built by a contractor from Studio Archifiction's tender documents and completed in 2025, is the largest institutional interior in the practice's records. A large floor changes the work more than the rate. Expect these on a floor of this size:
- Tender-grade documents. On an institutional project the contractor prices the drawings and BOQ, not the intent. A specification that can be read two ways is priced at its cheapest reading.
- Phased handover. Departments move in zone by zone or floor by floor, so sequencing is written into the programme from the start.
- Building protocols. Government and managed buildings control gate passes, working hours and material entry.
- Approval levels. More sign-offs mean the brief is frozen earlier, with sample boards and mock-ups approved before bulk procurement.

What Studio Archifiction means by turnkey
On this page, turnkey describes end-to-end responsibility for executing, supervising and handing over the interior work listed in the agreed BOQ. It is not an all-inclusive design-and-equipment price.
Studio Archifiction carries out the listed interior work, supervises the site and hands over that listed work. The signed quotation controls the boundary. If an item is absent from the drawings, BOQ and commercial terms, the word turnkey does not add it to the price.
Working drawings, BOQ preparation and site supervision are handled in house. Professional design fees, including the working-drawing and BOQ appointment, are separate from the per-sft execution benchmark unless the quotation expressly includes them. The general per-sft rate usually excludes the following unless the quotation expressly includes them:
- VAT and advance income tax, or AIT.
- Professional design fees.
- Audiovisual and information-technology equipment.
- Air conditioning.
- Loose furniture, especially chairs.
- Building gate passes, service-lift bookings, security deposits and after-hours access.
- Price escalation when work starts months after the quotation.

Building obligations deserve their own check. A managed property may require advance item lists, booked delivery windows and deposits before materials can enter. These conditions can affect cost and programme even though they are not interior work.
Why published office prices are hard to compare
During an August 2026 qualitative review of publicly available Dhaka office cost pages, Studio Archifiction observed published examples ranging from roughly BDT 800 to 4,500 per sft. The review also found package totals of BDT 15, 19 and 23 lakh labelled Standard, Premium and Exclusive without a stated floor area.
This was not a statistically representative market study. The examples used different scopes, and package totals without floor area cannot be converted into comparable per-sft costs. They are included only to show why public price claims are difficult to compare. They are not a market average and they are not Studio Archifiction pricing.
One quotation may cover selected construction work. Another may describe a broader fit-out. Design fees, air conditioning, chairs, technology and building charges may sit outside either figure.

Why renovation needs a site survey
Office renovation cost in Dhaka needs a surveyed BOQ because the useful life of existing work and the operating conditions of the building cannot be read from area alone.
A shell fit-out begins with fewer inherited decisions. Renovation begins with existing ceilings, electrical routes, partitions, flooring, joinery and services. Some work can remain. Some needs repair. Some must be removed before the new work can proceed.

What changed since 2021
Studio Archifiction's records show a directional movement from a roughly BDT 1,500 blended office-work rate in 2021 to a BDT 1,800 to 3,500 turnkey fit-out execution benchmark in 2026.

The office figures are not mathematically like for like: one is a blended rate and the other is an execution benchmark. The ply-board movement, roughly 50 per cent, is a separate material-cost signal. It is not a construction-price index and does not explain the whole fit-out rate.
It does show why a 2021 quotation cannot simply be carried into 2026. Old totals are context. A current BOQ is the price basis.

For a 2,000 to 4,000 sft office, Studio Archifiction's delivered-project benchmark is 2 to 3 weeks for design and 8 to 10 weeks for execution.
A delivered 10,500 sft head office across three floors ran roughly three to four months from start to handover. These are programme benchmarks, not guarantees. Approval speed, procurement, building access, working hours and floor-by-floor sequencing still affect each project.

Two office quotations are comparable only when they describe the same area, work and delivery responsibility.
- Confirm the measured area and room brief. Both quotations must address the same floor and workplace requirements.
- Align the BOQ. Compare matching lines for construction, joinery, finishes and services.
- Expose exclusions. Add taxes, fees, equipment, air conditioning, chairs and building obligations where applicable.
- Confirm responsibility. Identify who prepares drawings, executes the work, supervises the site and completes handover.
Do not compare the lowest totals first. Compare what each total buys.
